Toronto Interior Renovation | Hi Tea Popular Bubble Tea Shop With the continued progress of Ontario’s vaccination rollout, daily life is gradually returning to normal. As the pandemic situation improves, we have received a growing number of inquiries about commercial renovations. Today, we’re using the recently completed Hi Tea popular bubble tea shop as an example to walk you through the key steps of commercial renovation, helping more entrepreneurs understand how to get started on building their own retail space. Step One – Building Permit The first step of any commercial renovation is obtaining a building permit. Based on the shop’s layout and business requirements, drawings must be prepared in accordance with the Ontario Building Code. These typically include Architectural drawings and Mechanical drawings. It’s important to note that some property management offices may also require electrical drawings, so thorough communication with management before submission is essential to avoid delays or the need for reapplication. Step Two – Hidden Works Once the building permit is approved, construction can begin with the hidden works, completed in the following order: Structural framing HVAC systems Plumbing and electrical After all concealed work has passed inspection, interior finishing can begin, such as painting, flooring installation, and custom counter construction. Design Highlights of the Hi Tea Bubble Tea Shop Using the Hi Tea project as an example, we highlight three key design aspects: 1) Ceiling Height & Structure The interior features an irregular, layered ceiling design that maximizes spatial aesthetics while seamlessly accommodating existing mechanical and electrical routing. This approach enhances both visual interest and functional efficiency. 2) Lighting Design Japanese architect Tadao Ando once said, “Good lighting brings a space to life.” The Hi Tea shop uses recessed downlights and spotlights with anti-glare design. By positioning the spotlights within the proper refraction angles, the light source remains hidden while delivering bright yet comfortable illumination. The result is a space that feels luminous, soft, and welcoming. 3) Color Palette & Visual Identity The interior adopts a modern dark gray color scheme, creating a minimalist, clean, and refined atmosphere. The low-saturation palette, combined with carefully placed lighting, produces a calm and relaxing environment. White glossy tiles behind the service counter visually expand the space, while the bright-colored counter adds contrast without overwhelming the design. The most eye-catching feature is the custom mural wall opposite the counter—filled with vibrant tropical fruit imagery and bold summer colors. Integrated into the mural is Toronto’s iconic landmark, the CN Tower, making it a perfect photo spot that turns memories into visual storytelling.
